We have enlarged our client base with Buildium's features thanks to their focus on speed and accuracy with payments, reporting, and accounting ease.

Pros

Online payments are a game-changer.
Owner/tenant/HOA access allows each respective person the ability to view important reports and property status in real-time.
The property database is completely searchable from anywhere on the site.

Cons

The task feature is a bit wanting. It's good for what it is, but dedicated project management or to-do list applications work just as well or better in most cases.

Not much I can say that is positive after they caused us major losses.

Cons

Lost all of our data after they told us we would have access for 60 days after account ended. Charged us for subscription then turned off tenant turner so we could not use it for the last month of our account being active. Every time I needed support they were unable to resolve anything.

Marketing and advertising rentals non existent. I am paying to advertise on 6 sites and I am on 2 I have been calling for 3 weeks to get my rentals advertised but I just get the run around no help!! Marketing homes for rent horrible

Overall, I love the software it's very user friendly. You can manage alot of your activities from tasks, to bids, to workorders all in one job. I like the simple app for residents to use. I am pleased overall.

Pros

It's modern, sleek, simple and user friendly.

Cons

It's pretty pricey. Some of the reporting can be more intuitive. I wish they had more detailed reporting similar to quickbooks style. Especially for prepaid accounts and the detail ledger around prepayments is confusing.

Buildium is very user friendly! You also can not beat the customer service and help desk. They are very quick and helpful!

Cons

My only complaint is that I wish it was a little more geared to leasing and follow-up prompts with leads.

Before I would have said it has been great, but now that I have a technical issue that I have been dealing with for over a month the customer service and response time is absolutely horrible. The product is good as long as you don’t have any support issues, because that is where all the problems come in.

Pros

Buildium continues to innovate and improve their property management software and have not raised fees much from when I started over 10 years ago. I originally began its use because Buildium was one of the few that was web-based and fit all of the criteria that I was looking for. I can access it from my smartphone, tablet, or laptop anywhere that I have internet access.

We are very pleased and just signed up for another year. I have moved several friends (owners/property managers) onto Buildium and they have loved it as well.

Pros

Buildium is incredible. We came from PropertyWare which is old and lame. The UI dated and lame, but Buildium is all improved. We love it!! The leasing process and managing tenant move it’s is a breeze. Honestly every part has been great. Support is also very good if a question comes up.

Cons

The only thing that tenants have complained about are the fees associated with online payments. They are close to $15 for a transaction (tenant pays). We were used to our tenants only need to pay a $1-$3 fee per transaction. But it’s not that big a deal.

Very reliable PM software for professional residential management

Pros

It's really easy to use, but still gives us very advanced tools. Robust trust accounting makes auditing and compliance easy. Support is always good and prompt. They are constantly making updates and improvements and seem to really care about the product. I like features that save me time and Buildium delivers. Really good tenant app, tenants really like it. Communication features work well.

Cons

Buildium is great for PMs who manage up to about 100 properties. It lacks the features that you need for over that amount, such as advanced batch reports, missing many standardized features and tools, no inspection schedule tracking, and the manager app isn't the best.

Doorloop is not meant for professional property management. It's missing a lot of compliance features and is not compliant with my state's licensing board. Doorloop is not trust accounting compliant. Many features they advertise don't work and are broken. I'd see Instagram ads pop up for Doorloop showing off new features trying to get signups, but those features didn't exist at all.

Appfolio requires 50 units which we didn't meet at the time. Propertyware was similar to Buildium but harder to setup.

Buildium is very user friendly and provides owner access 24/7/365 which is vital.

Cons

Multiple screens to get needed information, i.e. applicant email was removed from list of new applicants. Application must be opened to get contact information. Ability to copy email addresses from screen to send email outside Buildium system was removed.
Most cons would be slanted toward my personal usage requirements of the product.

Friendly interface and good functionality overall.

Cons

The Customer Service is VERY POOR - tickets get generated but not followed up on. You have to call multiple times because you get to speak to untrained and unexperienced people who are very limited in their action to solve an issue. Our business was in put in serious jeopardy due to Buildium's decision to put a hold on our bank account due to incompetencies of underwriting team of verifying basic information as an SSN - we had to wait a week to get the funds released when finally (after 3 years of service) they were able to run a basic background check on us to confirm that everything was in order. Very poor business decision on Buildium's side....
Be very careful when trusting a company like Buildium run your customer finances in this manner..... Very disappointing and unprofessional!!!

My overall experience with Buildium has been good. It has taken longer for customer support inquiries over the years of use.

Pros

I like that it is online based. Tenants can view their ledger and documents via their portal. Owners also have an online portal they can view their statements and documents.

Cons

Some of the accounting features can be a bit confusing for the user and owners. Like the tenant prepayments, the calculation of management fees, and the owner contributions distribution among a single owner who owns multiple properties (if there is an outstanding balance)

Having access to the data base provides our company with tracking options on many levels as well as a 24/7 information resource!

Cons

From a contractors perspective, it would be extremely helpful to have a full understanding of what are capabilities are inside the system with the access we have been granted.

I would say that Buildium has turned what was a loathed but necessary process into one that is 95% smooth and enjoyable. The ease of calling up specific internal Reports and making them available to appropriate audiences is a breeze, and it's accomplished with visual touches that add a lot of professionalism to the presentation.

For those who are not familiar with it, your stock will go up as people will be amazed at how fast you can provide relevant responses. Inquiries that used to take weeks to wend their way through a CPA and his staff, can now be generated in five minutes and sent back to the inquirer. We have cut our external accounting costs significantly by doing internally what used to be sent out for routine addressing...knowledge is power.

Pros

It is a comprehensive set of tools that can handle, to a greater or lesser extent, whatever you throw at it. I would not dream of managing the property I do if it meant returning to the former ad hoc, cobbled together process.

Buildium shows the net benefit of having an integrated, systematic handler that does not require having to trouble shoot different resource modules or integrate app functionality, the things that can drive you to distraction instead of providing efficiencies.

It is obviously a tool that has had thoughtful design at its core, with ongoing updates and expansion of functionality as feedback on it is digested.

Cons

The thing that makes Buildium so good is the thing that trips it up, at least a bit, in making it compliant and compatible in accounting function. As software, it was, by far, the best integrated accounting tool that was part of a larger management tool.

But because it is not specific to accounting, we had to do a rain dance for awhile to bring it and our accounting firm's approach into cohabitation. There are things Buildium can't do, and to their credit, will be transparent about in suggesting work-arounds that are usually reasonable and not kludgy.

When considered in the context of what it can do, this shortcoming is really immaterial, IMHO. It is flexible enough to handle multiple properties yet tame enough to make it a great choice for small HOAs and similar, less arduous, environments.

Pros

Buildium helps keep everything organized. We have about 70 properties and I cannot imagine keeping track of everyone's rent, leases, contact information, maintenance requests etc without Buildium. I use it almost daily and it makes my life much easier/saves me a lot of time and hassle.

Cons

We have the business version with great customer service. However, I also use it privately and I wish that the customer service was offered to all levels of memberships. Also, it would be great if old applicants could be completely erased. That option does not exist once they've submitted an application and it's hard to filter through all the applicants for a property when there's so many. We do not need to have those on file anymore and there is no option to remove them. Also, the Credit Card fees seem quite high for those paying rent without a linked bank account.

Customer Care is provided on all subscriptions. Essential subscriptions are exclusively ticket support, which is handled by the same folks who answer phone calls.

On the topic of old applicants, other customers have found success with filters on the Applicants page. If you only want to see New, Undecided, and Approved applicants, you're able to select those options from the status dropdown list. Check with the customer care team for further tips.

Overall, I think this is one of the better platforms for site management, this is the fourth one I have used in my carer and it is definitely the best, but can use improvements.

Pros

Ease of use, intuitive, able to look up information accurately and the real time updates.

Cons

Sometimes slow to start up, especially with Bill Pay, Mailings, and it can be frustrating with the new email settings to move forward with composing emails and sending them out in a fast an accurate manner.
